After 12 months, Fully Managed reverts to 12% and HMO Managed to 15% of monthly rent. You're free to renegotiate at any point — contact Jay directly if you'd like to discuss your ongoing rate, especially if you have multiple properties under management.

Yes. Landlords with five or more properties can switch to the Portfolio view in the pricing section above. Contact Jay directly to discuss a package tailored to your portfolio size and property mix — there are no fixed published rates for portfolios because every situation is different.

Yes. We currently hold approximately 25 HMO licences across London and have established relationships with licensing authorities in all 32 boroughs. Our Lettings Director Jay has over 10 years of specialist HMO management experience. We are not restricted to any particular area of London.

Under Fully Managed and HMO Managed, we handle all arrears communication, issue formal notices, and pursue recovery on your behalf. Serving Section 8 notices is an additional chargeable service — see the Additional Services table for prices. Under Let Only, arrears management remains the landlord's responsibility.

All applicants go through comprehensive referencing: credit check, employment and income verification, previous landlord reference, and Right to Rent check. We use professional referencing agents and review every application before recommending a tenant to you. We market across Zoopla, SpareRoom, and OnTheMarket to attract the widest applicant pool.

At minimum: a valid EPC (band E or above), a current Gas Safety Certificate (annual if gas appliances are present), an EICR (at least every 5 years), working smoke alarms on every floor, and CO detectors near solid fuel appliances. HMOs have additional requirements including fire doors, emergency lighting, and minimum room size standards. We can arrange all of these — see the Additional Services table for prices.

Our average void period across managed properties is 12 days. We market simultaneously across Zoopla, SpareRoom, and OnTheMarket, and maintain a waiting list of pre-vetted applicants. For HMO rooms in particular, we often have suitable tenants ready before a room becomes available.
